I would reverse engineer the process to figure out how you can find decent tenants that will want to live in those areas.

This is my first actual attempt to make a move towards a deal and am looking for a little advice/guidance from any of you experienced investors out there! 

The one I went to last week was a meeting of about 60 people and it was almost awkward at first because no one was that acquainted and they all made small talk about their different investments before an experienced investor gave us a small presentation on how to best run your LLC to protect yourself and your assets (didn't plug or ask for anything more afterward and even gave us a checklist for things to make sure you've accomplished for your LLC).

Has anyone else experienced this?

I hunted down experienced professionals whose business solely is investing in notes and read the books they recommended.

(For example, much lower fees, much more skin in the game, much more experienced sponsors, etc.).
