I would also be curious what people recommend to improve the efficiencies of some of the expenses.... ie: brands of low flow faucets and shower heads, wifi thermostats with limits etc....

After about 3 emails where I asked him basic questions about what I can expect from his material, he will respond back with his audio message, where you can barely hear what he has to say because he mumbles, that you'll have to upgrade to the mentor program (10k) before he'll continue communicating with you.

The Realtor I'm working with is great, and on our most recent BRRRR, I feel like I underpaid him for the amount of work he did (particularly for the extra effort and work he did after the acquisition - communication with the contractor, photos, status/progress updates, market analysis).

I believe San Diego is home to some of the most efficient flippers anywhere, but the remoteness of the RE would make it challenging to make a good profit on a flip (I know I could not have made a profit at that selling price but I also know I am a longs ways from some of the flippers).
