Every downturn in the RE market was predicted...at least 20 times before it actually happened (like now), but when it did happen, it destroyed a lot of people that were counting on it.

I found out today the door has never been replaced and they ( she and her head contractor) are struggling with the following:1- they fear the electric key pad will just get destroyed by the neighborhood locals ( non residents) and sooner or later they will break it to gain entry again 2- When I asked them why they can’t use an old fashioned lock and just give each resident a key they said “But if we do that how can the mailman get access to deliver the mail?”

I made the decision not to rent to Section 8 tenants when the time came, as to avoid my property being destroyed or tenants being a nuisance to neighbors. 

My experience is you fix something, you make something nice it is either stolen or smashed and destroyed by the tenants.

Had to evict just a few months in and the guy destroyed the unit.

Although I had 3 feet of water destroy a total of 8 units I have take this situation as a learning experience rather than the disaster it is.  

@Deadrick Colbert Do you find the place destroyed most of the time?

It may only perk in one place & destroy the ability to develop if it perks exactly where the house would have to be built. 

During the due diligence phase we discovered  a local ordinance on the parcel which states a multi-family property could not be rebuilt if destroyed.

I’m very eager to jump in, but I also don’t want to make a mistake that could destroy my finances and credit.
