@Denise HolderYour friend should pay the back taxes, keep receipt so it can be added in to the final payoff and talk to an attorney in real estate litigation about moving forward with foreclosure notices/filings depending on the promissory note and if it's secured against the park or not.

They could simply credit them for the rental period the unit was uninhabitable if required...A quick search online yields an obligation under LA local ordinance to provide temporary accommodation as well as CA Civil Code for rent control units in San Francisco City and County...neither of those would apply State wide.

In my opinion you cannot file ejectment if you cannot serve the lawsuit papers on the defendant(s).Other attorneys do this routinely, and ask the court to grant service by publication.Again, in my opinion (and others may disagree with me) the only time you are allowed to get service by publication under Rule 4.3, Alabama Rules of Civil Procedure (reprinted below.)Ejectment is not a claim that is historically equitable.

Anyone that would admit to this would seriously jeopardize their career in real estate and possibly face civil litigation and perhaps even criminal penalties under antitrust laws.Also, have you considered the implications if that level of collusion were true?

In the meantime, the litigation continued to the point when a judgment was entered against my LLC only. so the big questions is …once I close the LLC can they go after me personally ..or they can go only after LLC assets
