We are doing the bulk of the work ourselves, and have two young kids and full time jobs so we work on it 8PM-11:30PM everyday; we also aim to get a few morning and afternoon hours in on weekends.  

Hi all,Every time I list a property, I get at least 1-2 people who contact me and want to move in that afternoon/evening.

There's plenty of negatives for both, but being able to completely update an entire house on a Friday afternoon with a tape measure, utility knife and an overstock discount pallet of LVP.
