Overall, I'd suggest you use common sense. 

Many have questionable deals on them that most of the money goes to fees and I wonder if they ever make money.

I really enjoy technology (my current profession) and am wondering if I can be a resource to others who are less tech savvy and can perhaps be a sales oriented resource for me.

But it's tough work and doesn't always pay off.I personally think the big profit is in new development or a project.So, I'm wondering: Is starting something new a better bet?

I'd suggest it is best to do cosmetic changes and sell it.  

If you are younger, I would suggest being less focused on cashflow and more focused on asset accumulation (Rich Dad Poor Dad) at a higher grade.  

If your contract states the percentage you get from future bookings...usually it's 10%...take that and have the owner move all bookings to their listing.If you don't have a contract, I'm not sure what to suggest except to split ways peaceable, even if you lose money.
