That said if I look a few years out, I don't know about you guys but I think LV rents still have a lot of room for growth so over the longer term I think they will cash flow because I think rents will increase at a faster rate than the HOA which in theory should not increase more than the rate of inflation if the HOA board is doing their job from a financial perspective.

But I would suggest also to refinance all of your equity out to buy Multifamily and only (( Multifamily))  that’s the only reason to refinance, what do we have these days low interest rates lots of printing of money inflation which rents will be going up I can go on and on and I can get creative  but the old days of getting a job getting a pension saving for retirement are a thing of the past  start thinking creatively to acquire passive income.

You need to do a budget including all costs if wants and needs and then also allow for inflation each year as well.
