Sept 10; Sellers were scheduled by title to close the following Tuesday via remote close (one is long distance and the other is an open road truck driver who was working).

Value appreciation, rent appreciation, and principal paydown are still the MAIN drivers to wealth creation in real estate. 

In time we will know, but I will be surprised if supply costs do not come down.Good luckI thought lumber cost is just a small proportion of the overall cost, and it's not the main driver.

The upstairs guest being noisy for the downstairs guest is the only draw back I can think of in regards to renting them out as STR but I'm hoping that with the area (a little away from Pier Parks madness - hopefully have more respectful guest than not) and some nicely stated ground rules for being mindful/respectful to the downstairs guest that we can avoid some head aches... even though we do know that we'll still get headaches every now and then because it just comes with the territory. 

Someone must have gotten mad and ripped it off.If you have a Surplus Warehouse in your area check out their cabinets, they usually have plywood boxes unlike the big box stores that are usually particle board.
