How do you handle damage to the common areas since if someone breaks the dishwasher for example they probably won't admit to it?

You're right when you say you wouldn't be doing her a  favor, but you may need to see once or twice what the outcomes are, down the line after a tenant signs such a contract, before you beat yourself up for, well, not being a slumlord.I'm completely with @Dawn P. on this.

Finally after 2 service calls and $300 later, it was a stopped up kitchen sink that they didn't tell the A/C guy about the gurgling in the kitchen when the dishwasher ran. 

Also remove garbage disposals and dishwashers when you can.

One thing I have added is that no portable/temporary washing machines or dishwashers are allowed in units.

Some things I can think of are: - rent not being paid on time- maintenance fixes (AC went out, dishwasher stopped working, etc.)- providing notices for eviction Whatever it may be, I want to hear it.And thank you to everyone who shares with me.
