Here's the question you're not considering; What happens when the new real estate bubble bursts or when the stock market corrects hard (we can't keep setting record highs day after day, week after week without a correction) and you've encumbered your personal home to do a flip on a property that all of the sudden is worth half what your projected ARV was.

And of course leaking toilets and dripping faucets will affect your water AND sewer bill, so you really need to inspect at least annually, and watch the usage very closely for sudden large jumps that need looking into right away.You should be able to review the past 12 months usage, possibly longer, to get a good starting point.

Another friend invested with him and had a contract backed by real estate, but then Malcolm claimed that his "hostile' partners made him sign something that suddenly put my friend from first to third position for loans on the property, so that didn't work either.
