I just ran the quick Redfin calculator with 3.5% down.Mortgage $1612/moProperty Tax $400/mo (maybe find another area since i've see property tax usually around $200/mo so might be some melaroos type taxes in certain neighborhoods)PMI $224/moHomeowners insurance $99/moTotal ~$2335/moWith 5 bedrooms, try to rent out the Master ($600/mo) and 3 other rooms ($400/mo/each) and you can cover most of your basic expenses while you live in the 5th room.

also missing a cover- Smoke/Carbon detectors repair/replace needed - Sheetrock to be installed above boiler in attic - Rusted main sewer pipe - Sump Pump needs to be repaired - Master Bath Tub and upstairs hall bath sink slow drain, loose Toilet, broken vent, missing light bulb - Laundry Dryer venting replace for ribbed exhaust vent, missing GFCI- Windows - some missing grill, some hard to lockShould I be worried about some of those items?

I would check water responsibility too as I know some older builder down there are on one master meter which you could potentially change.
