He has a full time Virtual Assistant in India doing that for him with permission from a local HUD certified agent of course.

I own an app that does these things however without permission or unless the receiver qualifies they are considered spam.  

I spent a few bucks at the habitat restore & one day inside the house fluffing it up (with the listing agents permission) & it appraised in "above average" condition.

I have a tenant who just moved in a few months ago and has just requested permission to add her co-worker to the lease as a room-mate.

This is definitely an "ask for forgiveness, not permission" scenario. 

I did read many of posts and saw a bunch of people saying to PM them for the contracts, but I went to email one of them, and BP rules say they need to be my colleague first and I need permission to contact them.  

But you do not need their permission.

I believe Closed Probate means the court is satisfied that all creditors have come forward, and the estate has settled.Often, the Personal Representative has authority to dispose of property-usually with court permission.

I coordinated made arrangements for scheduling what was done first and If I ever got keys early like you did with permission to enter, I would have been in 5 minutes later or sent my staff in to get started. 10 to 15 apartments at the 1st of the month were what we were prepared to handle and some months we did only 4 or 5 but we kept the move in date of the 1st even if we had to finish painting a room around the new tenants.
