Wholesale Contracts Specific to California

Hi Everyone!

I'm in Northern California, and am looking for really good wholesaling contracts (both Purchase and Assignment) specific to California.  There's a wealth of them from all over the US, but California is it's own beast....so any help is appreciated.  I did read many of posts and saw a bunch of people saying to PM them for the contracts, but I went to email one of them, and BP rules say they need to be my colleague first and I need permission to contact them.  So here I am, looking for anyone willing to help.  I've also pieced together bits and pieces of a few contracts I got from people I've met at REIAs, but just aren't happy with the final product yet, so still seeking other contracts to help me fill in the gaps.  Thanks again!!

I am also interested in trying to attain these contracts. 

Listening to all the podcasts and readings on forums, there's always clauses that should be put in or "tweaked" to protect you as a buyer and not necessarily take advantage of the seller. 

I've always heard of people getting houses "under contract." But what does that really mean? Is it just a 1-2 page document someone typed and gets notarized?
