Hey everyone, was wondering how much success people have had lately flipping houses in the Los Angeles area (including Orange County, Inland Empire, the Valley)?  

I think that Orange County has some great fundamentals going for it, but multi-family is so hot in OC (and SD and LA for that matter) that I don't think there is much room left for further cap rate compression.

We're now living in Orange County, and will be doing similar projects here.

Although many have done it in the past, I know they are facing a big "crackdown" right now.Escrow fees are not regulated and basically it is determined by what is usual and customary in the area (for instance Los Angeles county and Orange county could be quite different) - it is a good idea to call around.

Met with @Judy Yablonski this past weekend and started talking about the idea of starting a Northwest Corner meet up.

@Crisantos Hajibrahim  I am flipping homes in Orange County and can meet with you to discuss investing.

Rural Farm cities like Firebaugh, Orange Cove, Sanger, Parlier.

I transfer Grant Deed the title of each house to each LT and record with the owner for example as “1352 Orange Trust” with the county.
