I have looked at the mls with a few Realtors,but not alot of options there in this market (so far) so I've looking at door knocking and direct mail. from those 2 things, what makes more sense and what do the numbers as far as acceptance to ask ratio look like?

This one shouldn't be too hard at all (knock on wood).For the laws in the states I operate in you must provide a written reason.Even if it isn't documented, you can say that she provided false / missing information if they ever ask.

The full retail rehab plan would include knocking down a few walls to open up the kitchen to the living room, which is currently way too walled off considering how people like open floor plans nowadays.
