It will be labor intensive and no way to tell until you physically see it.  

ARV's can be learned after a lot of research and consistently testing yourself.  

Account Closed, first I would do all that @Don Meinke suggested (please do the goose neck correctly).second all big box stores have flexible extensions for downspouts. use 2 or 3 together and direct the water away.if you're not there in a big rain to observe, use the hose i see on the left of the picture to test the water drainage/level of the guttersi would get rid of that "fake planters" at the entrance: does not look good and right now impedes right drainage.

It is a pretty intense marketplace right now.  

I wouldn't test a roof with pressure washing.

@Tareq Salaita, I just tested Housecanary and a property I have had two realtors tell me it would sell for 400k came back at 222k on their site.

If during inspection it comes that there was moisture issues then a mold test may be requested and professional remediation.
