Does this create leverage where time and money are integral to the process.

And we don't partake in courthouse in CA.. dollars are too big for us.. and competition is keen.. you need to be vertically integrated like Brians company. 

I feel if you stay out of the "war zone" areas, unless thats what you are targeting, and just create a good quality home for people to feel safe and comfortable, followed by good tenant screening and integrity in everything you do as a landlord, you will be ok.

I personally believe that the two pieces-- cash flow and equity build-up--are integral for a real estate investor, but are quite often mutually exclusive.
