Charging late fees when actually enforced can be a great way to train you tenants to make rent a priority in their lives, but if they can barely make rent than late fees will have the opposite effect and make them non-responsive.

I recently graduated from college and plan to make RE a lifelong career.

Saving all the details; my mother was a talented money maker bringing her company millions of dollars brokering deals.

When the property was sold, who I am, new policies/procedures, where/how to make rent payments, who they should contact if there're any issues.  

Really, make real rules or define what your goals are.

I know it has electricity, running water(well), indoor plumbing...everything your home would. 

Humidity.WHAT I LEARNED ABOUT MOLD: Mold will start to grow in any indoor environment where the humidity level is at or above 50% for an extended amount of time. 

I'm the sole decision maker by design because I can't find women who are making nearly 200K a year, millionaires, and have a passion and aptitude for investing.
