Does this have any effect on where my LLC should be incorporated?

@Mike Reynolds @Mohammad Haidarasl, the appraisal district incorporates homestead exemptions, vet benefits, etc into the assessed values but does not detail what they are or if any apply to the property, so the assessed values may be skewed.

Meaning, offer the seller 15k less (estimated cost of roof/electrical box) and just incorporate it into my loan?

I was thinking of incorporating before make any moves.

Say you incorporate (in some form) to protect your personal assets from anything that might occur in your rentals. 

That means having completely different books, bank accounts, LLC incorporation's and doing everything to keep it from being able to affect your personal life if everything should go south.

An additional not done by an architect will look like an addition; an architect will add space but incorporating it flawlessly so it looks like it was originally intended to be there.

I apologize if I offended you, I was just disappointed and if possible wanted to incorporate it in all our communities and probably will in the future.  

Once you pick your design, you can get your art work done by a graphic artist pretty cheap, and most printers have the bulk rate if you are doing postcards, if you are doing letters, I would use a stamp.

For instance, even though I have my CPA, I work in corporate accounting and don't know all that much about real estate tax strategies.
