What is weird about this argument is that there is an implication that if you use bandit signs that somehow doing so implies that you’re an unworthy investor.Personally I have never used them; I have bought houses because of them.

In some circumstances, the Act exempts owner-occupied buildings with no more than four units, single-family housing sold or rented without the use of a broker, and housing operated by organizations and private clubs that limit occupancy to members.It seems to me that the wording "In some circumstances" and the absence of description of these circumstances imply that HUD will decide who is exempt if any.

This leaves the buyer broker/agent in a compromising position with the seller.This can create an unintended "implied agency" with the seller when you represent the buyer.There are plenty of MLS listed property companies out there.If there is a listed property with a broker/agent giving full representation on the listing side with a similar priced house and co-op the broker/agent will take the path of least resistance.
