I would include a water/sewage/garbage bill to your numbers.If you have the means, try putting down 5% and doing a conventional loan with a smaller PMI payment.

But all the work we put into filtering thru garbage houses to find a deal we can work a good profit from goes out the window when we miss deals because we got greedy.I come up with my MPP and depending, who the owner is, (bank/HUD/FM/Private) and the activity on the property I determine how close I want to start to my MPP.We can play around a bit more on dead properties than we can active ones.
