Hi , just wanted opinions on this prospective property : Price : $540,000 4 plex : 2bed and 1.5 baths Year 1971 , but recently renovated this year 2018 Price /sq ft : $136 This is in central California Rents : $900/unit x 4 = $3600 x12 = $43,200 /year 25% downpayment : $135,000 Mortgage approx: $2858 Property : B Neighbor has good school district . Area has potential for growth due to new developments and professional schools . Would appreciate any thoughts on this .

I knew I forgot something. Good catch, @Larry S. Always factor in the 10% for a Property Manager for deal analysis even if you don't plan to be using one.
