Its nearly impossible to cash flow, expect to lose 1-2k a month.

You would have had to do that through a 1031 intermediary by the way. 

I know I can extract cash flow from the property even though the interest rate is not that good i can still cash flow some money and refinance in the future.

We want copies of leases and spend hours combing through the intricate details; we want to know the seller’s  “motivation”, we want to know long term economic forecasts for the community, the state, the U.S.
