Trash everywhere, food stains throughout, toilet bowl almost black, and shower looking like something out of a horror film.

Begin by learning the basics of this industry, not how o be a deal maker in some niche but understand how and why things are done.

Is your online store a money maker?

Houses/duplexes in that area with everything redone are only going for about $300-$350.I'm excited about this property because it could be a real money maker for the right price!

We DVR and watch Flip or Flop and enjoy it (odd how their projects always seem to turn into money makers....)I've bought @J Scott book on flipping houses, but in our small market the really killer opportunities are few and far between. 

As mentioned in previous posts, tenants will push your boundaries as far as you let them.I recommend that you make rent due on the 1st, with no grace period.

I always talk directly to the decision maker when possible, obviously.  

It's Sec 8 for Veterans and it can be used for Veterans to make rent and eventually mortgage payments..
