It's always easier to finance a propert that you already own free and clear.

Your additional suggestion of paying close attention to the economics in your target area is something that I hadn't fully considered, but now that I have, it will absolutely be a part of my analysis.Again, I really appreciate you helping to explain IRR and why it is important to make such a projection. 

I want to transfer because I have a house on my LLC which is registered in NYS but it would be much easier for me to obtain financing for that house if my LLC would be registered in PA.

It will be easier to get quality tenants. 

I also was advised to talk to a lawyer about holding the closing company liable as their email servers are rarely as secure as they should be and are targeted as a result by scammers.
