I feel I definitely have a good grasp on everything, and I want badly to be an honest and trustworthy wholesaler.

If it's something that should be an easy fix then I'm not too concerned if it is or not but I'd rather not have to on my very first property immediately after acquiring it. 

Yes you can get refi loans based on funds needed to do the refi.Seasoning period is 6 months.Being able torefi to get enough cash out to pay of original loan (including HML) shouldn't be an issue if you did you analysis properly.

I can understand the desire to avoid large costly legal bills but there is not going to be an easy way around getting the right attorney to defend the right concepts of the whole situation.  

It might not generate a ton of cash or appreciate in value but you'll learn the ropes of real estate investing, which will be an inexpensive education vs. getting something large.Dive right in!

So, it looks like that property would be an absolute no go unless I could get the price lower.
