You can always find a commercial broker specifically but in my opinion why not learn both if you can. 

These contracts are crafted by expert brokers and attorneys with years of experience.

There may be a broker involved and they're not going to want you to present anything to the property owner.

I would consider that you will need to work for a broker and they would take a cut.

Some states are taking the stance that if you begin marketing prior to taking ownership you show no intent to actually purchase therefore you become a broker in the transaction and need to be licensed to perform those actions.
