 - She is offering to pay more pet fee (I am already charging $200 upfront and $25 additional every month)- The house is old (1952), has hardwood floors, a new deck, and a large backyard- The tenant is required to get renter's insurance- I have asked her to provide a record of the dog being spayed/neutered as well as vaccine recordsIt may or may not be obvious that I would like to approve this tenant even with the dog.

We just had a new deck installed on our house,, the steps seemed fine but the top riser was off 3/8 of an inch, the entire stairway, railing had to be taken down and new stringers cut with the proper rise.

The money you make on these special requests almost never covers all the improvements they want in my opinion.I know, all well and good wise words but what do you do right now, with the disposal, with the coming request for a new deck and jacuzzi next month...

They have been 95% full these last two yearsI've done upgrades such as a new shower in one unit, new deck on another, painted a deck on a another unit, new flooring in two units, planted flowers out front for curb appeal.

I think the best way to determine value of patios and decks is to utilized local building costs manuals like Marshall & Swift and then subtract any applicable depreciation.

So when asked about therapy or service pets I tell them that I can accommodate them but they must return the house in the condition they are getting it and that would include completely cleaning the duct work and HVAC system, replacing filters, completely cleaning the flooring until there is no hair, removing all fur from the wood slats on the deck, etc.

if you want a good value add increase the deck size, paint the exterior or fix up the landscaping.
