After almost 2 years of trying to find resources, and $40K spent, I have a decent tenant who would like to stay and I’m slowly recouping from the event.With that said, I’m still open to section 8, because not everyone on section 8 mismanages their opportunity, and I’m also open to regular tenant.

Also the bigger pockets glossary says they're usually 2-6% of the purchase price and this estimate is at the top end of that range.

Just bought the Rental Property Investing book by Brandon Turner, but any other resources are greatly appreciated as we take on this new venture. 

Consider semi-furnishing the space to increase room rental costs and also contact your local university/college housing department, they typically provide students with resources for off-campus housing and you could plug yourself in there. 

Not that being out of state affects the cost in that regard, but you may find it more difficult to properly vet a manager, especially when it comes to their attitude toward residents who may need more flexibility, compassion, and patience than in a market rate building.Second, and bigger, issue is that HQS inspections are a very real thing.

I understand basic real estate(thank you bigger pockets) and I am building good capital through my salary as a 26yr old with time on my hands.
