In my mind I was thinking, "I will start saying it now, and will have time to do some research on how to find and analyze a good deal."

The problem with this is that (1) the deal they think is ‘great’ is probably mediocre at best; their lack of experience and expertise causes them to either mis analyze or exclude information , (2) the ‘off market’ deal they found is not off market, it’s just not listed with a broker, and (3) with no money or experience they don’t bring anything to the table worth an equity position.At best they might be able to obtain a broker fee.

Can someone help me? Im not really sure how to estimate the expenses. Im guessing on the HOA fees. I need to contact the agent for more accurate numbers on that. Im trying to be conservative. Any advice will be greatl...

Also does anyone have any specific markets that they recommend I check out and begin to analyze deals & piece together a team to help me land my first deal?

The home I'm analyzing now is 1235 Plantation Dr, Dickinson, Tx 77539 (Last time I tried to link to something it didn't work so I apologize if this one doesn't either) What I'll be looking for when I'm actually in the market is something cheaper (hopefully with built in equity) with a mother in law suite that I can live in while I rent out the main household.

From everything I’ve read I understand everything from assignments to double closing, how to use clauses, how to market, how to network for buyers, how to attract sellers and how to analyze properties.
