If the MA decedent died without a will but with a wife and no parents or descendants, the wife inherits everything.A nephew is not a descendant.Pretty easy to figure out whether they were married and if so that would clear up the “next of kin” issue. 

My suggestion would be to hire an independent National company to avoid any conflicts with tenants and policing the billing.

Back then, the police did not take that very seriously (not sure about now).

Those type of calls are to the police not the landlord

Anytime a municipality is so corrupt the state government shuts down the village government and police department entirely it raises concerns for me :)

They tried to eliminate repeat police service calls and I believe they paid out 495k for that one.  

We gave them many chances (more than we should have, because we trusted them), and their incompetence is awe-inspiring.They will lose you money—possibly a lot of money, as they did us.You can’t report them to the BBB or to the police because they’re in The Netherlands.

., Swansboro is a municipality therefore they have their own fire, police, etc.
