In my experience, Warren, starting out investing in single family homes and commercial property came with a few issues...and some headaches.I have had much better success sending out blind offers to owners directly.I'm happy to help further. 

Its been rented within the first week of closing.I put in about $3000 in it for repairs ( blinds, closet doors, etc) and  25% down.  

@Karen Devlin OK, kind of fun to go in blind: Feel free to PM me if there are non public details again i don't know the sector and I don't know your financing or what the pure land value is without the storage etc.

Both bedrooms had vinyl mini-blinds in the windows, which I would close at night, and the lights didn't bother me.You might drive your car through there in the early evening or night and see where the headlights shine on the house.

Like @Joseph Cacciapaglia said, looking at historical returns only can blind you to the realities of today, but it is better than nothing and a good place to start. 

Though I appreciate his enthusiasm, I and others here, are speaking up because there are significant blind spots in his strategy, and readers should be made aware of them. 

Common sense still trumps someone trying to blind you with science - or legalese.
