I am looking for a small community bank that will not do that. 

I'd recommend calling duplexes you see that need work via driving for dollars, and attending networking events, and asking other investors if they have small multi family they are looking to sell.  

And as far as being a young investor trying to cut cost of housing, I always recommend looking at a small multifamily where you can drastically cut down your cost of living. 

local banks are the way to go with the small ones. it will be based of the dscr of the property but also you DTI.

I personally have a very small portfolio and I help manage a few;  I've focused more on the coaching, consulting, and education side, first as a coach in someone else's high end program and for the last 2 years on my own -  building a life more reflective of my goals today in my post 9 to 5 corporate life.

Worrying about property management is small issue in comparison to letting a tenant in who faked their income and past rental history!!!

I have some ideas with my property and I am wondering if its worth doing to create more value or if it creates value at all.I have a small property and I am thinking of selling or getting a HELOC so I am in the middle of remodeling the house to create more value.
