Here is a tip for you: you don't need the perfect deal right out of the gate.  

Whatever the type of housing you decide on, location is always the key when buying and selling - a good location will always attract buyers who are willing to pay extra to be in the right area, especially so if it happens to be a gated community.

Very challenging having that upfront cash reserves right out of the gate after all closing expenses/ furnishings/ reno and could delay you significantly.

The place I'm looking at is a modular home (one level - no basement ) and sits in a nice little gated community.

After about two years working (and finally with steady and manageable schedule), I would like to do some part-time investing.I came across BiggerPockets while researching about investing in property, and unbelievably I learnt a lot that made me set my first foot through the gate.

How is this roof inspection done and what would it cost.I'm in Southern California, South Gate, and would like any local help. 

The bidding had hit my planned 25k max right out of the gate, and with a 10k required increment in place, I didn’t want to risk bidding more because I never saw the inside of the property.

The back gate will not close and therefore leaves the yard open to the back alley.
