Just a heads-up.

Your best-case scenario is to have the current owner serve or notice them that their month-to-month is not being renewed so the 30 days starts clicking for you, before you own the place.

Wish I would have put more thought into this before going ahead with the process.

(Maybe the text books will have something like this above....so they are probably a good read... but don't expect them to give you HOW to figure that out--just a heads up on it--and then just maybe).And lien releases are very important--they differ by state....you will need to learn something about that too...as well as thousands of other things.Good Luck!

I would go ahead and reach out to a few contractors and gets some bids so you can get a better idea of price.

We dabble in real estate and have for a number of years but have not gone full steam ahead.

it is waterproof but all the gaps are not caulked and sealed typically around the edges or where the vinyl clicks together itself so water can seep between the floor and the subfloor. 

@Samuel Toma Condo prices took off in November and December, so you're already ahead.

This does sound fishy....if you go ahead, consult an attorney first.
