Many of these towns have seen rents rise due to oil and wind farm work, but i tend to lean to the longer term tenants who are typically teachers, local government and police@David Song  As the OP, it seems that you are now talking about out of state investing and not necessarily sub $50k properties.

If anybody challenges those 3 statements I just made then they are trying to sell you something.if you want to survive these downturns you need a little bit in every bucket.With that said I do not put any extra money in the stock market outside of my Ira and 401K...Everything else should be a cash emergency fund on hand to keep you out a credit card that and the rest goes into realestate.sincerely,some guy from oil and gas who survived

@Dar FornelliGas boilers and gas water heaters require a stainless steel chimney lining.The gas exhaust can wear down the chimney's masonry without it.Had a stainless steel lining  put in my house chimney after converting from oil to gas.A single family home can run around $2,500 just for materials.
