Inspection actually came back pretty solid, but there were plumbing unknowns. 

I didn't use BTC-E because it's in Bulgaria, w/ unknown owners.. and there's enough risk in the price itself.. totally with you on all that. ps. if you get a bitcoin wallet, I'll send you a little bit too for free.. ;)@Mary B, Was it my property in Richmond?

Hi Joe Liu I have a right of redemption going on 2 doors down with the people being foreclosed on are "unknown heirs of a certain woman".

I try to not go too much over 12 months for a lease duration; I will go to 15 months if I am filling a unit in January or February (because the "hot season" for tenant placement starts in May through August).You have one known - you're getting less rent.You have lots of unknowns.

Is the other 50% being budgeted just for unknowns and net profit, or am I missing something?
