Well, that was my thought right after I posted this and realized that building relationships is something I need to work on.

One partner would like a down payment but the other partner realizes that without creative financing 10% down may be too much.

I thinking about house hacking using FHA 203K loan on 2 family homes (I realized duplex means something completely different here).

@I know i am trying to avoid eviction etc and try to solve it the most amicable way i can but she doesn't realize that i can't wait on her homebuying process and taking advantage a bit.  

Making the right hire for your business is important if you want to get out of the “day-to-day grind” of your real estate investing business so you can SCALE and DO MORE DEALS.If you are starting to do deals regularly and you have been down in the trenches alone doing everything, you may be realizing it is NOT the best use of your time to wear all the hats.

But at the same time, I have realized when you trigger an address by filing something it usually sends up a flag to the local tax commissions or authorities for the address listed which will sometimes trigger more back and forth explanations where everyone is looking for their share of any income produced.  

Realizing this is a public forum, I don't know what are your goals and what is acceptable to you. 

I realize this is by no means the best way to estimate construction costs but I was curious what the avg construction cost is these days in Los Angeles. 

However, what I did not realize she is extremely good at deceiving people and carefully plans her targets.
