I understand that you want to find the comps in the area and you want to take the average based on the closest proximity to your home and style.

Since everyone's communication style is different and what they value can differ; every investor will have a different experience/response to each lender. 

You need to find similar properties in size, style, number of beds, baths, lot size, amenities. 3 active, 3 recently sold.

I managed a large complex for many years that was a dormitory style, 6 bedrooms in each unit— I felt like I was putting fires out all the time.

You can probably save more by downsizing  your present rental situation and live a more frugal life style as a tenant that as a home owner.

Definitely not a fan of their style of business.

At that price I figured I'd buy everything I liked, style-wise, as when I buy a new property and need to add a cabinet or drawer fixture I often have to replace all of them as it's rare to be able to purchase one that matches the fixture(s) already there (as they're often older fixtures that have been discontinued).  

With that in mind, what type/style have you all had the most success rate with?

The tenants use it to pay rent as well but the thing my tenants like the most is the push notification style communication. 

The knowledge that I have obtained since I discovered BP has given me confidence that I can get into real estate investing at my age.I have big plans, but am unsure about which style of REI will be best for me.
