Good Evening BP members, I am looking to take equity out of a very strong performing long term rental.

Investment Info:Single-family residence buy & hold investment.

Obviously we haven't held for even a full year, but an exchange intermediary told me there is no bright line test for holding.     

The articles are less in depth, and are short and fluffy. 

I rent by the room to long term tenants and that's enough. 

A lower rate can mean big savings over time, especially if you plan to hold the property long-term.2.

But I have started to take my real estate endeavors serious over the last year and my studies much more serious over the last 5 months and although I may not be ready, I am ready and eager to take that leap of faith and try and put what I know into affect with the right people and obtain my first property in the West Texas area via House Hacking or a buy and hold deal within the next 60-90 days. 

I've only briefly used BNBCalc, but I've heard long-term STR operators that have underwritten thousands of properties, say they would only use BNBCalc along with Airdna.
