After listening (and continuing to listen) to numerous podcasts, and watching several webinars, I decided to upgrade to PRO membership. 

I have several questions about becoming licensed, some of which may be rather unique:1)Does the source of my 168 hours of classwork matter to a broker?

Due to work-related-travel, we call several places home throughout the duration of the year. 

I am not familiar with syndication, but heard several people offering at our local investing club in Nashville a while back, maybe try the head of local real estate group in GA?

I know of several Agents and Brokers who have done exactly that, bought a property after the Listing of that property expired.In fact, I know several Sellers who had sold their properties to their Brokers, none of them have complained and one really appreciated the fact that she had sold it at all.Do you personally have knowledge of a Seller complaining that their Broker bought their property and somehow did not fulfill their Marketing obligation beforehand?

I know this thread is a bit old but figured I'd add that in the last 12 months I've seen several wholesale commercial lenders roll out 30 year fixed options.

I have been going to local real estate clubs and reading several books on the topic and I too have been told that 75% of the income from the other unit can be applied to the debt-to-income ratio when applying for the loan.

After several calls to the owner we worked out a deal to purchase the property for the same price as they had offered with slightly more favorable terms for their family member living there.  

I've talked to an individual I work with now, who has obtained several business licenses and has made the comment multiple times that I should pursue obtaining a license as well.

They are usually a partnership or syndication of several investors.
