@Amado Cruz buy when you find a good deal, regardless of where we are in the market cycle, and avoid extremely high cap rate properties unless you like owning Class D (cap rate is a function of risk: the higher it is compared to the market average, the less desirable the property is and the reason for that is usually that it’s in a bad location).
