Yea Joel if you can afford it, I'd go ahead and just hire an architect and see what you can do with the property I wish I were there I love design projects!

I could be wrong so I am looking to have someone like an architect in DC or someone who’s familiar with DC zoning laws to chime in.

I’ve put a lot of hours into the deals and for the ground up developments, I’m working with my architect on plans and obtaining all permits, which I’m personally financing.

I am looking for an investor with access to $1 million to pay for the architect and engineering and legal and finance work.

I had a few questions I wanted answered about using architects.

And how come i do not see much project manager/architect post in BP compare to contractors?

Find lenders, contractors, interior designer (if needed), architect, suppliers and a realtor before you find the right deal so you can jump on it when the time is right and start executing immediately.

When was "wearing my Architect's hat", I used to do lakefront properties.  

I was an architect for 35 years an was able to leave a successful and satisfying career, because of a real estate investment and our professional practice.We exchanged our office building into a 58 unit apartment project 10 years ago.
