Normally you need to find a bread and butter B class neighborhood to make money in real estate.

With winter fast approaching I need to fill vacancies fast.I have read through some of the post here and understand it can be a decent cash flow, but I would love some recent  feedback from anyone that’s in the padsplit market in Atlanta on what to expect.  

If you're going to do this you need to do it with intention.

I tried to get some cash out but it ended up being very expensive and wasn't able to get very much cash out.

Will the home rent well, or will you need to make improvements first?

In order to defer all tax in a 1031 you must purchase at least as much as your net sale and use all of the proceeds from the sale in your purchase.
