There's no way the properties building permit wad issued in January and finished by April.

I also want to be able to spend more time with my daughter and be able to pass something onto her and future generations, something I'm sure many can relate to.

The concern he had and to be fair he said he needed to research it (i am just doing some of my own) was that since most of the work and hours will be conducted in LLC now and the LLC does not own the property would that create any issues with my ability to file a schedule C and claim depreciation and losses, etc?  

Right off the bat, there are foundation/framing issues that need to be addressed. 

I think this would eliminate the possibility of triggering a “due on sale” issue because the property is already in an LLC and I am only selling interest in the LLC.

The issue is going to be this type of restriction is likely to limit demand to buy.

Hey Daniel,I have dealt with this at previous companies I have been at.We did require a passport of some sort.I will say, we never had any issues with any of the tenants that rented with no SSN.
