I think you could perhaps squeeze by at a slightly lower number but more than likely to get the finishes consistent with a new build, the number will go higher.And with a new build, you almost have to go something like 3500 sq feet above grade, 4 bedrooms and 3 baths up, finished basement and 2 or 3 car garage.

As you know the market in LA is crushing and just about anything, if rehabbed right sells.Majority of our projects, I say 75pct atleast,Sell at full asking price, if not above wishing the first week of me Finishing the rehab.You can find them from wholesalers or off the mls like us.

He had said he would be out there every week, but he wasn't showing up, and I had paid for materials directly to him for Cabinets, Hardwood flooring, ETC...in which he said he had in his warehouse, and I trusted him.Finally I got fed up and said that I was going to have to find someone else to finish the job (About $20K left to do & it Was a total was a $70K Rehab JOB and I would like the Cabinets and Hardwood flooring I paid for and other materials back, or would like $10K back.
