and I remember fumbling through my mental script but now I'm thinking I should have told him what my heart felt which was 'Well I want them ALL MUWAHAHA....' and then another time a seller had a pretty good package deal on three of his tenant filled homes which I expressed interest but ultimately gave up after failing to sell him in any seller financing.

While "as-is" means something a little different to everybody, it is usually used to express that the seller will not be doing any improvements or repairs to the property if something were to be discovered. 

It took 6 months to receive notice once I expressed interest in the property. 

@Tom Gimer I'm not an attorney, but I did stay at a Holiday Inn Express a few years ago. :-)I'm talking about "consequential damages".  

I plan to write detailed letters expressing my interest, but any advice will help.I've heard that recommending a rent to own situation can work (of course, this is when the home isn't occupied), but what about when the home is occupied?

Words can't express the excitement of looking at (and xeroxing before depositing) my first check from flipping a property.

I've heard as many stories that have expressed goodness with  investing in SFH's but I have heard as many sad stories with that idea. 

It will likely be a good forum to express opinions to the city planners. 

A lot of these questions are structured a bit differently in commercial RE as the LL will usually negotiate some sort of tenant improvement allowance (TIA) expressed as $/ft.
