Ive recently came across a few videos on youtube that exposed me to real estate wholesale investing using no credit and small amounts of cash to get started.

Tapping into your home equity for the downpayment can be an excellent way to maximize your ROI, however, being over leveraged can have it's risks.

I know many well say Excel, but I want to see if other more experienced investors had any creative ideas??

I've run the numbers (thanks BPers and your trusty excel sheets!)

I've been watching  BiggerPockets' YouTube videos and listening to the podcasts for a long time ! 

I should mention at this point that I had screened the tenants and they had excellent credit scores and rental history with no criminal record.

Seeing the neighborhoods on Google Map and the properties in pictures and even in videos is nothing compare to seeing them in person.
