A couple of suggestions :-Do not close before the eviction is completed or it will have to be refiled as the current case is Current Owner vs Tenant and it cannot just be transferred-You can just extend your option period until the eviction is complete and closed soon thereafter-Most Texas leases provide access to the landlord at reasonable times, so in theory the owner or agent can legally enter the property.

I buy houses with foundation issues and I negotiate the crap out of them, I fix the foundation and then transfer a warranty to the next buyer, because I can negotiate a 10-20 year warranty with mom and pop foundation repair company.

It might very well show up if I go down to the county recorder's office in person, however, but it's no longer out there for the entire real estate community to see like it was when the owner was in default (I can't help but imagine this is not a coincidence...).But normal 2nd mortgages, liens, sale/transfer records recent enough to be in the digital era, refinances, etc, do generally show up with a high degree of accuracy.Specific to property taxes, you can just pull the property tax bill by google searching "CountyName property taxes."

I don't have all the answers you need, but I would say to make sure the title work is properly done, either BY a title co. or following direct steps laid out by a reputable title co.... even some lawyers screw this up.I've had to shop a property closing around to 10 different title companies before I was lucky enough to find one to close it for me...all this because the family members used a lawyer to transfer title between each other.

.- have all security deposits and lease agreements transfer to the new owner(seller's and buyers attorneys should be able to handle that).- review all lease agreements and confirm their expiration date.- review all history of rents, write down any tenants names that show inconsistencies of payment and find out the story(s).- verify with the building department the property has a clean history of compliance.- verify the next building inspection date.- review PM terms and arrangements. - confirm all mechanical/utilities are owned free and clear (make sure there are no rented mechanicals/utilities, for example water softeners/purifiers). - Confirm the health of the T12 with your accounted!

Additionally, there was a court hearing set to hear the mortgagee petition for transfer of deed from my tenant to the bank. . . months after the redemption period expiration and couple months after her bankruptcy case was closed.

Anyway to keep this post shorter I met with him and he gave me some great information and at the time I was actually transferring to central Wisconsin and he had a friend from the area, Derek Dombeck, so from there I got his contact info and when I transferred the following semester I got ahold of Derek and during that first phone call of talking with him he offered if I wanted to attend a REIA that he was hosting 2 hours away.
