Granted, there was a hurricane, but even without that I've had several busted screens this year from guests pushing a chair through it or some rugrat running up against it, where you didn't have any way of proving anyone specifically damaged it so the cost is on you.

This would be a great candidate for a wraparound mortgage: The Seller's debt of $200K remains as the 1st position lien, and either a 2nd position lien for the seller's equity is created, or a new wraparound lien is created which includes and incorporates the first position lien as a part of this new 2nd position lien.The down payment can be whatever the parties agree to, even $0.
